1. What is the MLS?
MLS stands for Multiple Listing Service, which is a database into which many real estate brokers pool their listings and establish procedures for sharing commissions. Typically the MLS contains all of the property listings in a specific area, except those being sold, By Owner.
2. How much commission do I pay on the 1 % listing?
It depends. If the buyer does not have an agent then you pay just the 1% at closing. If the buyer has an agent then you pay 4% at closing. You never pay the traditional 6%!
3. Do you represent me (the seller)?
Yes we do. If the buyer has an agent the offer will be submitted to EZ Realty Inc. You will get full representation from your EZ Realty Realtor until closing.
4. When do I pay with the 1% program?
On the 1% program you pay at closing. Only a $99.00 registration fee is payable in advance.
5. Are your agents experienced?
Yes all agents have closed over 100 properties and are very experienced in the Real Estate Industry!
6. Will your agent come to my home?
Yes our agents can come to your home to complete all the necessary paper work, take photos etc.
7. How do I contact you?
We are very easy to contact. Each agent has a cell phone, and an email address, or you can contact the office via the telephone, email, or the website.
8. When will my listing become active?
As soon as we have completed all the necessary paperwork Your property will be uploaded to the MLS and all other websites.
9. Will other agents show my property?
Yes. Your home will be listed in the local Multiple Listing Service (MLS). You can show the property yourself or you can allow a MLS lockbox to be placed on your home. Both choices allow all real estate agents in your area, enough access to show and sell your property. Your home will be available to agents, just as the traditionally listed homes are.
10. Who sets up home showings?
It depends who wants to see it. If the buyer does not have an agent you will set the appointment and show the home. If an agent wants to see it, they will call us first and we will contact you for permission if it’s not on lockbox. If it is on lockbox you set the rules and times for agents showing the property. This is done at the time you give us the listing.
11. Do we handle negotiations?
Yes. On the 1% program, you get full representation from your EZ Realty agent.
12. Do you handle closing?
Yes, on the 1% program your EZ Realty agent. will coordinate the closing and make sure inspections are completed, appraisals are preformed, and all documents are submitted properly and deadlines are met.
